Mortgage Interest Rates in Portugal Climb to One-Year High

💶 Finance 🏠 Property#expat-finances+3 more

The average implicit interest rate on Portuguese home loans rose for the fourth consecutive month in September, reaching 3.194% according to the National Statistics Institute (Instituto Nacional de Estatística or INE). The average monthly mortgage installment climbed to 423 euros, five euros higher than in August and 30 euros more than in September 2025. Interest charges now represent more than half of the total monthly payment made by Portuguese households.

INE (Instituto Nacional de Estatística) is Portugal's official statistics office, responsible for collecting, processing, and publishing data on the economy, population, housing, employment, inflation, and social conditions.

Key INE publications include the Consumer Price Index (CPI), quarterly GDP figures, housing price indices, census data, and labor market statistics. These figures are widely used by policymakers, journalists, lenders, and international organizations to assess Portugal's economic and social trends.

INE data is publicly available at ine.pt, where users can access databases, press releases, and interactive tools covering everything from property prices to demographic shifts.

Euribor mixed; mortgage rate average 3.111%

💶 Finance 🏠 Property#mortgage-rates+3 more

Euribor movements were mixed on Thursday: the three‑month rate rose, the six‑month rate fell (to about 2.137%) and the 12‑month rate stayed unchanged, ECO reports. Separately, RTP says the average mortgage interest rate for new loans fell to 3.111% in January. Homeowners with variable or recently indexed mortgages should check which Euribor term their loan follows, since short‑term swings can change monthly payments.

Euribor (Euro Interbank Offered Rate) is the benchmark interest rate at which major European banks lend to each other. It directly affects most variable-rate mortgages in Portugal, where the vast majority of home loans are indexed to 3-month, 6-month, or 12-month Euribor rates.

When Euribor rises, monthly mortgage payments increase at the next review date; when it falls, payments decrease. The European Central Bank's (ECB) monetary policy decisions are the primary driver of Euribor movements — rate hikes push Euribor up, while cuts bring it down.

Euribor peaked above 4% in late 2023 after aggressive ECB tightening, then gradually declined through 2024–2025 as the ECB began cutting rates. Portuguese homeowners with variable-rate mortgages should track Euribor trends and their mortgage review dates to anticipate payment changes.

Global shocks, stagnant rates: the paradox of EURIBOR

💶 Finance 🏠 Property 🏖️ Daily Life#mortgage-rates+3 more

EURIBOR's recent stabilisation underlines the importance of looking beyond sensational headlines and focusing on what affects households day to day. The move gives many borrowers breathing space — repayments on a €150,000 loan due for review in February would shift to between €634 and €652 — yet longer-term pressures remain evident: the accumulated loss of purchasing power over 25 years has already exceeded 30 per cent. The paradox of global shocks and mortgage-rate dynamics shows why policymakers, markets and households must prioritise practical indicators that influence living standards.

Mortgage instalment falls for more than 30% of families in February

🏠 Property 💶 Finance 🎭 Culture ⚖️ Legal#mortgage-rates+3 more

In early February more than 30% of households with variable-rate mortgages will see repayments fall as contracts indexed to the 3‑ and 12‑month Euribor are re‑set lower. However, borrowers tied to the 6‑month Euribor face higher payments, producing a mixed outcome across the mortgage stock. The distribution of effects depends on contract type and review timing: short‑term indexers and recently re‑set trackers gain immediate relief and some boost to disposable income, while those on six‑month fixings — and borrowers nearing the end of introductory fixed deals — may experience pressure on household budgets. The divergence highlights how small shifts in short‑term money‑market rates can materially alter household cashflows, influence refinancing demand and sales in the property market, and shape borrower decisions about switching to longer fixed rates. Policy and money‑market expectations for Euribor through the year will determine whether the February moves are temporary relief or the start of a sustained trend.

Bloco de Esquerda questions Government's choice for new corporate tax cut and proposes Mortágua measure for property tax

🏛️ Government 💶 Finance 🏠 Property#mortgage-rates+3 more

The Bloco de Esquerda met with the Government this Tuesday to criticise proposals in the State Budget, specifically the insistence on corporate tax (IRC) cuts. Coordinator José Manuel Pureza argued that the budget fails to address the struggles of citizens facing high rent and grocery costs, noting that corporate tax cuts primarily benefit sectors like fuel and large retail that are already recording record profits. The party proposed maintaining a 21% corporate tax rate for companies with over 50 million euros in revenue and suggested that the state-owned bank, Caixa Geral de Depósitos, should reduce mortgage spreads to offset European Central Bank interest rate hikes. Additionally, the party proposed doubling the additional property tax (IMI) on large owners—a measure dubbed the 'Mortágua tax'—to boost the public pension fund. The Bloco de Esquerda voted against the 2026 State Budget.
