Residential market: Cascais leads in rentals and with an average sale price of 1.35 million

An Imovirtual analysis of average housing prices between December 2025 and February 2026 reveals significant differences between Portuguese cities in both the rental and purchase markets. Cascais tops the list with an average rent of 2,400 euros per month and an average sale price of 1.35 million euros, making it the most expensive residential market in the country. Lisbon follows with an average rent of 1,800 euros and an average sale price of around 710,000 euros, though the capital saw a 2.7% drop in rents compared to the same period last year. The study highlights that while coastal and tourist areas face high demand and limited supply, inland cities like Bragança and Guarda remain more affordable. Sylvia Bozzo, marketing manager at Imovirtual, notes that while premium markets like Cascais remain strong, there is a growing geographic dispersion of demand as people seek alternatives outside the most pressured urban centres.
